Bainbridge Island Home Prices Tracking Upward with Seattle Home Prices

It should come as no surprise that Bainbridge Island’s home prices trend in alignment with Seattle prices, as we are the ‘practically-rural’ alternative to city living and over half the Island’s households commute to downtown Seattle for work. With the views of the surrounding mountains and the Seattle skyline, it’s a beautiful way to bookend the work week!

Our average residential real-estate prices have increased 11.6% this year. That’s great news for current owners who have seen their equity drop almost 30% since the top of the market in 2007. For those of us contemplating a purchase, it looks like the bottom of the market has passed. We always knew we would not be able to identify the low point until we saw it in the rear-view mirror.

The properties on Bainbridge Island with this year's greatest price increases are the non-waterfront view properties, either mountain view or water views. They increased in value almost 30% year-over-year - that’s 3X the residential average. Meanwhile, the average price for Bainbridge Island waterfront properties remained relatively stable.

One reason for the rise in home prices on Bainbridge Island is our shortage of inventory. This year saw a 50% increase in the volume of home sales compared to last year. As a result, our December 2012 inventory is down nearly 30% since January 2012.

Olympic Music Festival

Living on Bainbridge Island is to surround oneself with the arts. Last weekend I went to the Olympic Music Festival for the first time – and the music and the setting surpassed my expectations in every way. Getting there was a short and easy drive from Bainbridge Island. The day was chilly and pouring down rain as we walked from an open field, down a tree-lined path to the restored barn that seats two hundred people. The barn door was open to the lawn seating beyond, but the rain brought us all inside to sit either on the cushioned pews in front of the stage or on the stacked hay bales rising from either side of the stage and in the loft (bring a blanket to sit on).

The Philadelphia String Quartet performed a program of Kodaly, Debussy and Dvorak.  The performance was first-rate, and the acoustics were stellar. The intimate setting allows you to feel the music with your body and to watch the musicians playing off one another like jazz performers.

 During the intermission I sipped coffee, browsed through a table of CD’s of previous performances and chatted with some friendly east-side people who have been coming to this event for more than twenty years. How lucky we are to have this venue in our back yard!

It’s a wonderful experience to listen to world-class music in a bucolic, informal setting. The festival runs June 30th through September 2nd and tickets are available on-line.

At last, some positive real-estate news I can believe in.
 
Here is a chart showing many years of real-estate data distilled into clear, graphic terms:  The long term real-estate growth line has been extended and overlaid with the Case-Shiller home-price index showing the price bubble. From this chart, it appears that prices are finally below where they would be had no sub-prime lending occurred.
 
Somehow, Buyers instinctively know this is a good time to buy Bainbridge Island real estate.  There are more transactions in escrow for January 2012 than any January since 2007 (the height of the market).
